But here’s what sellers need to understand: A price reduction doesn’t automatically fix what’s keeping buyers from making an offer. Here are 5 reasons buyers may STILL be passing: 1️⃣ 𝗬𝗢𝗨’𝗥𝗘 𝗦𝗧𝗜𝗟𝗟 𝗢𝗩𝗘𝗥𝗣𝗥𝗜𝗖𝗘𝗗 I know, I know. You JUST lowered it. 😂 But buyers aren’t comparing your new price to your old one. They’re comparing it to everything else they can buy TODAY. 2️⃣ 𝗧𝗛𝗘 𝗛𝗢𝗨𝗦𝗘 𝗗𝗢𝗘𝗦𝗡’𝗧 𝗠𝗔𝗧𝗖𝗛 𝗧𝗛𝗘 𝗣𝗥𝗜𝗖𝗘 Dated finishes, needed repairs or an awkward layout may be perfectly fine…at the right price. Buyers are calculating what they’ll have to spend AFTER closing. 3️⃣ 𝗧𝗛𝗘 𝗖𝗢𝗠𝗣𝗘𝗧𝗜𝗧𝗜𝗢𝗡 𝗜𝗦 𝗪𝗜𝗡𝗡𝗜𝗡𝗚 If another house offers a better layout, condition, location or incentives for similar money, guess which one buyers are choosing? 👀 4️⃣ 𝗬𝗢𝗨’𝗩𝗘 𝗟𝗢𝗦𝗧 𝗠𝗢𝗠𝗘𝗡𝗧𝗨𝗠 Buyers see the days on market and multiple price drops. Some start wondering what’s wrong, even when nothing is! A reduction needs a strategy, not just a new number. 5️⃣ 𝗧𝗛𝗘 𝗠𝗢𝗡𝗧𝗛𝗟𝗬 𝗣𝗔𝗬𝗠𝗘𝗡𝗧 𝗦𝗧𝗜𝗟𝗟 𝗗𝗢𝗘𝗦𝗡’𝗧 𝗪𝗢𝗥𝗞 A $5,000 reduction sounds great, but it may barely change the monthly payment. Sometimes buyers need a different price point or financing incentive to make the numbers work. 𝗛𝗘𝗥𝗘’𝗦 𝗧𝗛𝗘 𝗧𝗛𝗜𝗡𝗚… The goal isn’t to keep dropping the price until somebody bites. It’s to figure out WHY buyers aren’t biting in the first place. Because sometimes the answer is price. Sometimes it’s presentation, competition or affordability.
